Milestone Structural Inspections

Milestone Structural Inspections

Apartments with three or more floors must undergo structural landmark inspections to assess their structural soundness and recommend essential improvements.

The initial landmark inspection must be completed by December 31st of the building's 30th year, a deadline that many condominiums in Florida have already met or are rapidly approaching, with subsequent inspections every decade. Knowing how your building may be affected is crucial!

Studies of Structural Integrity Reserves

Previously, condominium associations could choose to waive their reserve contributions.

Under the new legislation, associations existing on or before July 1, 2022, must commission a structural integrity reserve study for buildings with more than three stories.

To determine the required reserve amount, associations must complete a Structural Integrity Reserve Study by December 31, 2024.
